16TH Street Condo| Before and After

 

Last week we closed on the Condo on 16th Street. We couldn’t be happier to see this particular project off! Each project we take on teaches us a new lesson, but 16th Street sure had a few special lessonsĀ in mind for us, right from the get-go.

The condo was in one of our favorite neighborhoods, just a block or two north of 16th Street and Bethany. We know this neighborhood very well. In fact, I used to live right across the street from this condo, years ago! Often, you will find us enjoying a glass of wine from a carefully curated selection at The Whining Pig. Some weekends, we visit The Rokerij for a fantastic Sunday brunch. Other days, we are passing through on our way West towards Central. When we closed on 16th Street in May, we knew immediately that the floors had. to. go. We love throwing down richly detailed wood flooring, but with the condo being on the second floor, this meant a 6-week negotiation with the HOA. Because some HOA’s are concerned about sound transfer interrupting the peace for the residents below; for some reason, they believe thin carpet provides more of a sound barrier.

Bryce’sĀ solution to this? Extra thick wood-tile flooring, pre-padded, and with an additional underlayment. After lots of convincing, and more than a month of pacing, the HOA finally signed off on the new flooring, which we laid throughout the kitchen and main living areas.

The condo had been updated at some point along the line, but it was another “lipstick” remodel, before we got to it. The beige walls and granite that were in the condo were outdated, so we gave the space a fresh new feel with a medium dark grey, and our favorite Carrera Marble countertops. White subway tile lines the kitchen walls, and crisp stainless steel appliances were installed.

Bathrooms

The main bathroom and master suite got matching upgrades. A few items were corrected, like the location of the lighting.

Bedrooms

The two bedrooms got a good clean up, with new paint and ceiling fans with upgraded lighting. New crown moulding over the entire home gave it a more finished look!

Not all of our projects require the same extent of work, and 16th is a great example of that. No walls had to be blown out, and so a large portion of the work was cosmetic. However, lots of hard work, effort, and capital was spent making sure that the work was done up to our high, high standards. We can say without a doubt that the lucky new owner has a great new place!
